Since 2010, Lima One Capital’s mission has been to revolutionize hard money lending.  As we have grown and expanded into one of the top rental finance and hard money lenders in the country, providing hard money loans for real estate investors in 41 states and Washington, D.C., we continue to pursue that mission by providing the best hard money financing options for investors.

Industry Leading Customer Service

Customer service is very crucial to the overall borrower experience and we saw an opportunity to provide the industry standard.  Instead of charging large, unnecessary fees we made the promise to never charge any hidden costs or junk fees to our borrowers.  We also want our borrowers to be successful with their investments so we work to close and fund our loans quickly to allow them to begin working on their project and maximize their return on investment.  Our rates and terms are the best and most straightforward in the hard money industry and we are fully capitalized.

Revolutionary Loan Programs

We offer you a wide range of hard money loan programs that are designed to fit your needs as a real estate investor. We offer our Fix-N-Flip, Rental, and Multifamily loan programs across our entire lending area.  The Fix-N-Flip is our short term loan that offers rates as low as 7.99% with 90% loan to cost!  This gives investors the opportunity to do more deals and have greater leverage.  Borrower experience is also an important factor in determining the rate on the loan and is based off of the number of completed flips in the last 24 months, even deals not financed by Lima One Capital!

If you’re looking to pursue a buy and hold investing strategy then the Rental30 is a great program to use to build your rental portfolio.  The Rental30 is a 30-year, fixed-rate, fully amortized loan program for the purchase or refinance of a single rental property or an entire portfolio of properties.  Our Rental 2+1 is also great for investors who are looking for a way to bridge the gap between short and long term financing.

The Multifamily program is designed for real estate investors who are looking to purchase or refinance a property that is 5 or more units in need of value-add rehab or is currently stabilized.

We also offer New Construction, Construction, and Cash-Out to investors.

Designed for investors looking to buy a property, renovate it, and resell it, all within a 13-month period.
