Frequently Asked Questions

On the fifth business day of each month, invoices are uploaded to your online portal so you can view them and pay. Payments are due on the 10th and are late after the 20th. Late fees assessed are 5% of your monthly payment. Please note that if you have a commitment funded loan, your monthly interest payment will increase as your principal balance increases. Please reference your monthly statement for detail regarding your construction draws and billing calculations.

We offer multiple payment options; however, we do not accept any form of credit cards. Our payment methods are: pay via online portal, call in with ACH information, check, wire or via recurring payments. Real Estate Property Taxes are paid on your behalf if you have secured one of the following rental loan types: Fixed Rental 30, Rental 30 Premier, 5/1 Arm Rental, 10/1 Arm Rental. All Real Estate Property Taxes are paid by Lima One Capital excluding Supplemental Taxes. All Real Estate Property Taxes are to be paid at your expense if you have secured one of the following short-term loan types: Commitment, Fully Escrowed, 2+1, Bridge+PO, Multi-Family.

Hazard and Flood Insurance are paid on your behalf if you have secured one of the following rental loan types: Rental 30, Rental 30 Premier, 5/1 Arm Rental, or 10/1 Arm Rental.. All Insurance premiums are paid by Lima One Capital excluding, Liability and HOA premiums. All insurance premiums are to be paid at your expense if you have secured one of the following short-term loan types: Commitment, Fully Escrowed, 2+1, Bridge+PO, or Multifamily. Please be advised that Lima One Capital should be notified 30 days prior to any insurance changes being made.

Cross-collateralization is an allocated amount of principal, established in your closing documentation, that is added to the payoff letters of individual properties in a portfolio loan. Cross-collateralization is directly applied to your principal balance and is no way a fee or penalty.

Lima One offers 3-month extensions to borrowers who are caught up on their monthly interest payments, and those who have a clear end goal in mind. An extension must be requested at least 30 days before the maturity date, to allow ample time to gather the necessary information. That time frame will also allow Lima One Capital the ability to approve the extension before the maturity date, allowing the borrower to utilize the full three months to complete their exit strategy.

We require that you provide proof of up-to-date insurance and taxes on the property, a clear explanation of your exit strategy from the property, and then whether you’d like to pay your extension fee up front (0.5% of your loan amount) or at settlement (1% of your loan amount). Please keep in mind that if you choose to pay up front, and you sell the property within 30 days of receiving the extension, we refund your fee.

Our online portal is very user-friendly, but sometimes errors in the system can occur. Anytime assistance is needed, reach out directly to your servicing analyst. They will help navigate the issue and correct it for you.

You may locate your portal using the “Login” option located in the top right corner of our website. This will open a new tab that lands on the login page. Your login ID and password that was set during your underwriting process will be used to access the site.
